These Terms set out the agreement between you and Land & More Limited when you use the Platform. Please read them alongside our Privacy notice, Disclaimer, and Anti-fraud statement.

Section 01

Acceptance

By creating an account, signing in via an identity provider, or otherwise using the Land and More Platform, you agree to be bound by these terms (the “Terms”) together with our Privacy notice and Disclaimer. If you do not agree with any part of these Terms, you must not use the Platform.

Section 02

Account registration and eligibility

You must be at least 18 years old and have the legal capacity to enter into binding contracts in Nigeria, or in the jurisdiction from which you access the Platform, whichever is more restrictive.

Sellers and agents must complete identity verification before any listing is published. Agents must additionally provide information about the agency or brokerage on whose behalf they are listing.

Section 03

Platform role

Land and More is a marketplace. We introduce buyers and sellers, we facilitate verification of listings through independent partners, and we publish the evidence gathered. We are not a party to, and do not take ownership in, any transaction between a buyer and a seller. Any contract for the sale of land is formed between those parties directly, with the assistance of their own legal counsel.

Section 04

Listings and verification

Sellers warrant that all information provided in a listing, including title documents, survey plans, and photography, is accurate and current. Each listing is assigned a verification tier based on the checks completed by independent partners: Tier 1 (ID verified), Tier 2 (Documents checked), Tier 3 (Site verified), or Tier 4 (Title Check Pack). The meaning of each tier is described on the Verification page and in the Disclaimer.

We reserve the right to suspend or delist any listing at our sole discretion, including where we receive credible reports of fraud, duplicate title, active dispute, or breach of these Terms. Delisting does not refund any paid fees unless the Disclaimer or the Fee schedule expressly provides for a refund.

Section 05

User conduct

You agree that you will not, in connection with the Platform:

  • List land you do not own or are not authorised to offer for sale.
  • Submit documents known to be forged, altered, or belonging to a third party.
  • Solicit buyers or sellers to transact off-Platform with the purpose of evading verification or Platform fees.
  • Harass, threaten, or deceive any user, partner, or Land & More staff member.
  • Attempt to gain unauthorised access to accounts, systems, or data.
Section 06

Fees and payments

Sellers and agents are charged platform fees in accordance with the current Fee schedule published on the Platform. Fees are quoted in Nigerian Naira inclusive of any applicable Value Added Tax.

Buyers pay no fee to browse verified listings. Where a buyer requests an additional verification tier, any partner fee associated with that work is quoted before the work begins and paid through the Platform.

The Fee schedule may be revised by us from time to time; we give at least 30 days’ notice of material increases.

Section 07

Intellectual property

We retain all rights, title, and interest in the Platform software, user interface, documentation, and the Land & More name and marks. You retain all rights in the listing content you submit; by submitting it, you grant us a worldwide, non-exclusive, royalty-free licence to host, display, and transmit that content for the purpose of operating the Platform. The licence ends when the content is removed, except where retention is required for fraud-investigation or AML/CFT record-keeping purposes.

Section 08

Disclaimers and limitations

Your use of the Platform is subject to the separate Disclaimer, which forms part of these Terms by reference. In summary: verification presents evidence; it does not constitute a warranty of title, physical condition, regulatory compliance, or any other matter. Read the Disclaimer in full before relying on any listing.

Section 09

Indemnification

You agree to indemnify and hold harmless Land and More, its officers, employees, and partners from and against any claim, loss, or liability arising out of a breach by you of these Terms, or a third-party claim arising from the listings you submit or the conduct you engage in through the Platform. This indemnity survives termination of your account.

Section 10

Governing law and jurisdiction

These Terms are governed by the laws of the Federal Republic of Nigeria. Any dispute arising out of or in connection with the Platform will, subject to pre-action mediation where required by applicable court rules, be submitted to the exclusive jurisdiction of the courts of Lagos State, Nigeria. Final jurisdiction election is pending legal-counsel confirmation; revisions will be published here and notified to registered users.

Section 11

Termination

You may close your account at any time from the settings panel. We may terminate or suspend your access immediately where you materially breach these Terms, where continued access creates legal or reputational risk, or where we are required to do so by order of a competent Nigerian authority.

Termination does not affect rights, obligations, or liabilities that have accrued before termination, and does not relieve you of any indemnification, record-keeping, or payment obligations.

Section 12

Amendments

We may update these Terms from time to time. For material changes we notify registered users by email to the address on file and update the “Last updated” date above. Continued use of the Platform after a material change constitutes acceptance of the updated Terms.

Section 13

Severability and entire agreement

If any provision of these Terms is held by a court of competent jurisdiction to be invalid or unenforceable, that provision is severed and the remaining provisions continue in full force. These Terms, together with the Privacy notice, Disclaimer, and Anti-fraud statement, constitute the entire agreement between you and Land and More with respect to your use of the Platform, superseding any prior oral or written understanding.
