This Disclaimer sets out the limits of what Land and More’s verification process can and cannot guarantee. It is product- specific to the land-marketplace model and should be read in full before you act on any listing.
Marketplace role
Land and More is a marketplace, not a vendor. We do not own, sell, lease, or take title to any plot published on the Platform. Every transaction is between a buyer and a seller, each acting through their own legal counsel and bargaining on their own behalf.
Verification does not constitute a warranty
Each verification tier reflects evidence gathered by an independent partner as at the date stamped on the listing. The tier badge is a transparency signal; it is not a warranty, insurance policy, or indemnity. Buyers remain responsible for their own due diligence, irrespective of tier.
No guarantee of title
The Tier 4 Title Check Pack documents the chain of title as traced at the Land Registry on the date of verification. It is not a title-insurance product and does not indemnify the buyer against future title defects, forged antecedent documents discovered after verification, or encumbrances that were not registrable at the time of the search.
Physical property inspection
Tier 3 site verification reflects the condition of a plot at the time the partner surveyor attended. Conditions on the ground may change between verification and purchase — access routes can be obstructed, encroachments can occur, and neighbourhood development can alter the setting. Buyers should re-inspect before committing funds.
Partner independence
Verification partners are independent professionals — Nigerian law firms regulated by their respective State Bars, and surveyors registered with the Surveyors Council of Nigeria (SURCON). Land and More instructs partners and publishes their work product but does not control the professional judgement exercised. The partner, not Land and More, is responsible for the accuracy of the specific verification exercise.
Documentation accuracy
Tier 2 Documents Checked confirms that title deeds, survey plans, and supporting paperwork are present, legibly executed, and internally consistent. It does not adjudicate every possible legal validity question that could later be raised in dispute — for example, the authenticity of an antecedent vendor’s signature or the capacity of a historical executor. Where these matters are material, buyers should commission a full title trace (Tier 4) or instruct their own counsel to conduct a bespoke investigation.
Market values and pricing
All asking prices on the Platform are set by the seller. Land & More does not appraise plots, guarantee market value, or benchmark pricing against neighbouring transactions. Buyers should obtain independent valuation advice where price certainty matters.
Regulatory compliance of plots
Compliance of any specific plot with zoning, building, master- plan, and local planning requirements varies by state and local government area. Buyers must satisfy themselves that the plot meets the intended use — for example, residential, mixed-use, or commercial — by consulting the relevant State Lands Bureau, Town Planning Authority, or (in the Federal Capital Territory) the FCDA. A verification tier does not substitute for those inquiries.
Risk flags
Amber and red risk flags surfaced on a listing are advisory annotations produced during verification — unpaved access, pending Governor’s Consent, older survey plan, and similar. They highlight matters a prudent buyer should investigate further. The absence of a flag does not imply the plot is free from all concerns; it means nothing that triggered our flag rules was observed during the specific verification exercise.

Diaspora buyer — special note
Buyers accessing the Platform from outside Nigeria should appoint Nigerian legal representation before committing to any transaction. Remote inspection and document review through the Platform augments, but does not replace, in-country legal counsel who can attend court registries, file searches, and ministry offices on your behalf. Where a power of attorney is executed abroad, the document must be consularised or apostilled in accordance with Nigerian requirements; your attorney can advise on the appropriate route in your jurisdiction.
