How land verification works on Land and More
Buying land in Nigeria has one recurring problem: it is hard to know, before you pay, whether what you are being shown is real. The right document, the right owner, the right boundaries, the absence of a hidden dispute. Land and More exists to close that gap. Every listing on the platform carries a verification tier, so you can see exactly how far a property’s claims have been checked before you ever speak to a seller.
Here is what each tier means.
Tier 1: Identity verified. A member of the Land and More team has reviewed the seller’s NIN slip or card. You are dealing with a named person who has put a government ID document behind the listing, not an anonymous account.
Tier 2: Documents checked. The seller has provided the property’s paperwork, and a survey planA surveyor-drawn, officially lodged map that pins down a plot's exact size, boundaries and coordinates., and a legal practitioner has reviewed it for completeness and consistency.
Tier 3: Site verified. Someone has physically been to the land. The plot is real, it is where the listing says it is, and the boundaries on the ground match the paperwork.
Tier 4: Title Check Pack (PlotShieldOur Tier 4 pack: a search at the relevant land registry, Governor's Consent confirmation, and a bound report you carry into conveyancing.). The highest tier. A search at the relevant land registry, confirmation of Governor’s ConsentThe state governor's official approval of a land transfer, required for a sale of titled land to be fully recognised in law., and legal searches for any encumbranceA claim or debt attached to a plot, charges, mortgages or caveats, that can limit what a new owner may do with it. or pending dispute, compiled into a bound report your own lawyer can carry straight into conveyancing.
The tiers build on one another. A higher tier does not replace your own due diligence, and it does not make us your lawyer. What it does is tell you, honestly and visibly, how much evidence sits behind a listing before you commit your time or your money. The more verification a listing carries, the less you are taking on trust.
