A land registry search, where one has been run, records the chain of title as traced at the land registry on the date of the search. It is not a title-insurance product and does not indemnify the buyer against future title defects, forged antecedent documents discovered after the search, or encumbrances that were not registrable at the time of the search.
We do not visit sites. A listing’s photographs and description come from the seller, and conditions on the ground can change at any time: access routes can be obstructed, encroachments can occur, and neighbourhood development can alter the setting. Buyers should inspect the plot before committing funds.
Where a professional outside Land and More performs a check, such as the lawyer who reviews a Verify a property request, that professional exercises their own judgement, which Land and More does not control. The professional who performed a check, not Land and More, is responsible for the accuracy of that check.
A document review confirms that title deeds, survey plans, and supporting paperwork are present, legibly executed, and internally consistent. It does not adjudicate every possible legal validity question that could later be raised in dispute, for example, the authenticity of an antecedent vendor’s signature or the capacity of a historical executor. Where these matters are material, buyers should instruct their own counsel to conduct a bespoke investigation.
If our team finds a serious problem with a listing, an admin unpublishes it from the Platform. A listing’s presence on the Platform does not imply the plot is free from all concerns; buyers remain responsible for their own due diligence.
